Spring Home Staging Tips: Don’t Forget Curb Appeal!

outside doorWe all know the benefits of staging a property for sale.  Sometimes, however, attention is only focused on the interior space of the home.  Curb appeal should not be ignored, it’s essential in the success of a home sale.  Potential home buyers are often turned off by the yard presentation and will already have a negative opinion before even entering the home, if they choose to enter at all. 

To avoid this mistake, I recommend home sellers take the time to spruce up their yard prior to placing the home on the market.  Home owners need to start with basic yard maintenance such as lawn mowing, adding fresh mulch, weeding flowerbeds, and removing any trash or miscellaneous items.  Cutting back shrubs and trees are also important to better show off the property.  Overgrown shrubs can often block the view of the house, pathway to front door, and/or hide address numbers.  This makes the entrance to the house feel closed off and unwelcoming.

Once there is a clear view of the house, make sure to check the surface area around the front door.  Chipping paint, dirty side windows, mold/mildew stains, and cobwebs certainly don’t make a good first impression.  Home buyers tend to spend time on the porch waiting for the door to be unlocked by their realtor and will examine the space.  Make the front door welcoming by adding a new door mat and a flower pot(s) with seasonal flowers.  If the porch area is large enough, place a small table and chair grouping.
