New Homes are planned for Turf Valley Ellicott city

There is a lot of construction going in Turf Valley. Just driving through the area you can see new roads going through and new homes being built. Lots of change and excitement for our community.  Seeing all this activity, I decided to do some research to find out the scoop.Scan0001

What I learned is that the planning for the development in Turf Valley began nearly 30 years ago in the 1980’s. (See the 2003 Sun Paper article here) More than 1600 homes, thousands of square feet of retail and office space and condominiums were intended. The original zoning allowed for 2 homes per acre on 800 acres of land but that was refined over the years. According to the Howard County Department of Zoning and Planning what is called “Phase 4” of the “Villages at Turf Valley” began in 2010. (See the Howard County documents here.) The county documents indicate the phase began with 23 single family homes. 

A drive through the area shows that much of the development has been completed. The retail space featuring a Harris Teeter, restaurants, and salons was opened earlier this year (see my February 12, 2013 post).  Currently there are several builders working in Turf Valley.    

One builder is building townhomes, villas, and single family homes between 1500 and 2700 square feet.  All three types of homes feature two car garages. The townhomes will have with 3 or 4 units in a building with 2nd floor laundry and 3 bedrooms 2 baths on the upper level and a his and her walk-in closet.  It appears they are planning about 33 of these units. 

Also being built are 2 versions of single family homes (one about 2100 sq. ft. and the other about 2700 sq. ft.) The smaller of the two have 3 bedrooms and 2 baths on the upper level also with the standard option of laundry and two closets.  The larger model has the option of a 1st floor master and appears to have 4 bedrooms and 2 or 3 full baths. It appears the larger one has a 1st floor laundry.  Looks like they are planning 10 of the larger homes.

The County Planning documents indicate that the builders expect the developments to sell out. It is small wonder Howard County and Ellicott City is consistently at the top of U.S. Money’s Top Ten Places to Live.  Washington, D.C. and Baltimore are in close commuting distance as well as the MARC and the DC metro.
