Townhomes in Howard County are plentiful and can be found in primarily the eastern portion of the county, however, about 45% of the townhomes sold in 2009 were located in Columbia, Howard County. The sizes of townhomes can range from small 2 bedroom units to large 4 bedroom units. Amenities at Townhome communities range from relatively little to full service communities with pools, gyms, community centers, playgrounds etc. however, monthly fees at units increase depending on what is offered.

In 2009 alone, over 1021 townhomes were sold in Howard County, Maryland.

The breakdown of townhomes sold in a given area within Howard County is as follows:

• 456 sold in Columbia, Howard County, Maryland
• 197 sold in Ellicott City, Howard County, Maryland
• 160 sold in Laurel, Howard County, Maryland
• 118 sold in Elkridge Howard County, Maryland
• 32 sold in Woodstock, Howard County, Maryland
• 22 sold in Fulton, Howard County, Maryland
• 12 sold in Clarksville, Howard County, Maryland

About 10% of these were Townhomes built exclusively for those aged 55 or better

Townhomes can be either condo or fee simple ownership.

If the townhome is fee simple, you own the entire unit included the ground and air above it. Fee Simple ownership townhomes generally require the owners to maintain the entire unit inside and out. Monthly Homeowner fees vary depending on the services and amenities offered (pool, golf, community center, gym, playground to name a few) can range from $30 to $100 per month.

If the townhome is condo ownership, the owner owns the interior of the unit and a portion or share of the common area (common grounds, exterior of all units and any amenities like a pool etc.) The monthly fees for a condo ownership townhome are generally higher (from $50 to $300+). Some condo ownership includes cable and possibly other utilities. I've even seen heat include in one condo so it's important to know what amenities and/or services are included for the fee.

See types of ownership above but fees can run anywhere from $30 a month to over $300 depending on what it includes. It's important to inquire as to what the fee includes.

Townhomes in Howard County range from 2 bedroom, 1 bath units at about 1100 square feet to 4 bedroom 3+ bath units with over 3000 square feet of space. Generally the newer larger units are being built in the active adult or 55+ units built within the county over the past few years. There are some newer townhomes available in Howard County but they are limited in locations.

The sales price of townhomes with Howard County will vary considerably. Last year (2009), as I noted many smaller units sold in the $ 150,000 to $200,000 range but the larger units are selling from $400,000 to $ 500,000.
